近期的股权融资活动造成单位基础扩大,ESR乐高房地产投资信托(ESR-Logos REIT)的2023财年上半年每单位派息(DPU)同比下滑5.6%至1.378分。
信托星期三(7月26日)开市前发布截至6月底的上半年业绩显示,可派发收入同比增长37.9%,从7360万元至1亿零150万元;净房地产收入(NPI)同比增长37%至1亿4080万元;总营收同比上扬33.3%至1亿9680万元。
信托表示,较高的总营收和净房地产收入增长主要得益于去年4月与亚腾乐歌物流信托(ARA Logos Logistics Trust)合并后带来的贡献,以及去年10月收购的ESR Sakura Distribution Centre。
受新经济领域优质空间需求强劲的带动,信托投资组合的入驻率保持在92.9%。基于经济结构趋势的持续变化,信托的租金调升率从去年上半年的11.4%微升至11.6%。
信托也宣布,间接全资子公司Coopers Plains(QLD)信托以约1080万澳元(973万新元)完成了51玛斯库莱布路(51 Musgrave Road)的脱售。
